Voulunteer Opportunities

Volunteer Needs – The neighborhood is in need of individuals who would like to participate in both board and nonvoting positions. Please contact us if you would are interesting in learning more about any of the below

Vice President – To support and serve in backup role for below president role responsibilities including overseeing day-to-day HOA operations and addressing neighborhood issues as they arise in a timely manner.

  • Ensuring timely responses to neighborhood comments
  • Ensuring all neighborhood operations occur uninterrupted
  • Coordinating and/or performing various maintenance tasks as needed in a timely manner
  • Maintaining check register and financials (to enforce segregation of duties)
  • Timely response to closing letters from attorneys
  • Collection of dues
  • Coordinating meetings and drafting agendas for said meetings
  • This is a voting position and will require that responses to proposed items are responded to quickly and that the individual is comfortable with electronic communication means in decision-making (Text, email).

Treasurer (after May 2018) -The duties include maintaining possession of checkbooks and processing disbursements in a timely manner.

  • In order to facilitate security of funds and segregation of duties the check register, general ledger, and financial statements are maintained by the president in electronic formal accessible by full board at any time. Bank statements are mailed to the HOA lockbox to which the treasurer does not have access.
  • In order to serve in this role you must be able and willing to be a signor on the HOA’s checking accounts.
  • This is a voting position that responses to proposed items are responded to quickly and that the individual is comfortable with electronic communication means in decision-making  (Text, email).

Secretary (Immediate Need) -The role of the secretary includes serving as a backup to the treasurer (should meet all requirements noted above) as well as recording and maintaining minutes books for meetings.

  • Due to time limitations and external commitments, many decisions are also made via email and text communication. The secretary will also be expected to maintain record of these communications as well.
  • This is a voting position and will require that responses to proposed items are responded to quickly and that the individual is comfortable with electronic communication means in decision-making  (Text, email). .

At-large membership (Immediate Need)– Any individuals interested in taking part in the HOA are encouraged to join the board as an at large member.

  • In order to facilitate smooth operation of the neighborhood, the only requirements related to this role are that responses to proposed items are responded to quickly and that the individual is comfortable with electronic communication means in decision-making  (Text, email).

ACC – The ACC is a committee of the Board. Any member that would like to join the board may also join the ACC, which requires at least three members to operate. The primary requirements for this role are to be able to communicate clearly, professionally, and without bias in both written and verbal communications as well as to be able to maintain focus on legally-enforceable violations of our neighborhood policies.

Non-voting volunteer opportunities (can be combined with above) – There are many things in the neighborhood that we would like to accomplish but lack the funds and volunteer capacity to complete. If you are interested in any of the below (Or have other ideas), please reach out to Shawn Lancaster

  • Fence repair – if you possess a miter saw, light carpentry skills, and desire to help make your neighborhood better, please contact Shawn Lancaster related to assistance with fence picket replacement. Shawn has begun replacing the most damaged pickets. The neighborhood does not possess the economic resources to hire professional (and insured) assistance in this endeavor. Please note this is a volunteer task you undertake at your own risk.
  • Common Area Pavilion – Repainting of the common area pavilion. Please note this is a volunteer task you undertake at your own risk.
  • ACC/ARC guidelines revision – Work with Shawn Lancaster and other members of the board on passage of a new ARC amendment granting the ARC the ability to set rules and fines. Currently all rules are codified and do not allow the ARC to be able enforce neighborhood rules. This amendment requires 67% of community voting in favor. Subsequent to amendment passage, the group will work to create comprehensive ACC guidelines to assist homeowners in decision-making regarding their properties and enforce maintainence and landscaping.
  • Garnering support for dues increase – The HOA does not have the necessary resources or participation to perform duties effectively and is in danger each year of not meeting basic obligations. In order to remedy this, the Board would like to increase dues to a more supportable level. Volunteers are needed to work in the community to garner support for increased dues. An increase in annual dues requires 67% vote of support in the community.
  • Lease/Occupancy enforcement – A number of homes in our neighborhood appear to have more unrelated residents than allowed under Kennesaw Code (No more than three unrelated individuals residing in households under PUD zoning). Volunteers are needed to identify and monitor these properties, collect evidence to support assertions, and communicate regularly with code enforcement.
  • Parking enforcement – A number of homes in our neighborhood disregard basic parking regulations. Volunteers are needed to identify and monitor these properties, collect evidence to support assertions, and communicate regularly with city police (primary enforcement mechanism for parking).
